How To Keep My Home

 

We are committed to helping you retain your home. In some cases, if you believe that you will continue to have trouble paying your mortgage, selling your property now may be your best choice.

The expansion of the government's Home Affordable program introduces new benefits for those homeowners who are no longer able to retain their home but would still like to avoid foreclosure. If you do not qualify under the government's Home Affordable eligibility criteria, you may still be eligible to work with your mortgage servicer under our regular foreclosure alternative options.

Pre-Foreclosure "Short" Sale:
Short sales are useful for homeowners who owe more on their home than it is currently worth. If so, your mortgage servicer may accept less than the amount you owed. Plus, you can control the timing and terms under which you move.

  • If you qualify under the Home Affordable Foreclosure Alternatives (HAFA) short sale program, when you sell your home you may receive financial assistance of $3,000 to help with relocation expenses.
  • If you do not meet the HAFA eligibility, your mortgage servicer may still consider a regular short sale.
  • To be considered for either a HAFA short sale or a regular short sale you would need to submit your request for a Short Sale (see our Short Sale Information Packet).
  • If you have not already been considered or qualified for a loan modification, you should start with the loan modification eligibility criteria first.

Deed-in-lieu of Foreclosure:
A voluntary transfer of ownership to your mortgage servicer to satisfy the debt and avoid foreclosure.

  • If you enter into a Short Sale Agreement with your mortgage servicer under the HAFA program or a your mortgage servicer short sale, but are unable to sell the property in the designated marketing period, your mortgage servicer may consider a deed-in-lieu - provided the title is free and clear.
  • If you qualify for a HAFA short sale, you will be eligible for HAFA financial assistance of up to $3,000 to help with relocation expenses.
